Ideas for preparing to win a listing

Many agents find success in engaging the Seller in the pre listing process.  Getting them to fill out some forms and answering questions gets them involved and become part of the process with you.  Also, with the right questions, you can more quickly and accurately find out just what the seller's motivation is for moving and what is concerning them the most in the process.  KNOWLEDGE IS POWER and with this knowledge you can focus on their issues/concerns.  You will get more listings, faster.

Next in this process is asking the seller why they bought this home.  In my experience, many times, the future buyer of the home is a lot like the seller.  Focus on those feature that caused the seller to buy the home.

When a listing is placed in MRIS, we have a contract with List Hub.  This company sends all our company listings out to many different web sites.  You can create a marketing flyer with up to date information and you can monitor clicks back from most of the web sites.  This is great information to provide to your sellers for your marketing activity.

Some of our most successful listing agents carry with them a three ring binder with lots of stuff - pages of stuff.  Carrying a resource book with lots of pages does not mean you will refer to them all, only a select few, but having lots of pages makes you look like you have tons of resources at your fingertips.  One item that can fill many pages is our market dynamic graphs.

If you have the opportunity to show a web page during your listing presentation, here are a few not to be missed.  ALSO, if you cannot show off these pages to your client, select some of these and send them in e-mail messages.
